Building Your Own Home in Hertfordshire: A Step-by-Step Guide
Building your own home is the ultimate version of “exactly how I want it.” It’s also a bigger undertaking than any renovation, and most people only do it once. Here’s how the process works, from the first idea to the day you move in, based on how we deliver new builds across Hertfordshire.

Step 1: Find the plot (or see the plot you already have)
In Hertfordshire, genuine empty plots are rare and expensive. Far more new homes are built by replacing an existing property: buying a dated bungalow or house on a generous plot and either rebuilding or, where the land allows, creating more than one home. That’s exactly what happened at our Craigweil Avenue project in Radlett, where one tired property became two beautiful homes. If you already own a house on a large plot, you may already have your site.
Step 2: Design and feasibility
Before anyone draws a floor plan, we assess what the plot and the planning context will allow: green belt, conservation area, neighbouring properties, access, trees and ground conditions. Then our in-house design team works with you on the brief, from the number of bedrooms to how you want the kitchen to connect to the garden. This is the stage to be ambitious; changes on paper are free, changes on site are not.
Step 3: Planning permission
A new home always needs full planning permission from the local council (Hertsmere, St Albans, Dacorum, Welwyn Hatfield or wherever the plot sits). Applications typically take eight to thirteen weeks, longer where there’s green belt or heritage sensitivity. We prepare and manage the application, including the supporting reports councils increasingly expect.

Step 4: Detailed design and building regulations
Once planning is approved, the technical design begins: structural engineering, energy performance (new homes must meet demanding standards, which is why features like air source heat pumps and solar panels are now standard on our builds), drainage, and the full specification of every finish. Building regulations approval runs alongside.
Step 5: The build
Groundworks and foundations first, then the structure, roof and weatherproof shell, then first fix (electrics, plumbing, heating), plastering, second fix and finishes. A typical bespoke home in Hertfordshire takes nine to fifteen months on site depending on size and complexity. You’ll have a single point of contact throughout and regular updates, and if anything unexpected arises, you’ll know the cost before any work is done.
Step 6: Completion and handover
Building control sign-off, a structural warranty, and the keys. At Potters Lane in Shenley, we delivered a complete new build from the ground up with bespoke features throughout, including landscaping and driveway, so the family moved into a finished home rather than a building site.

Frequently asked questions
How much does it cost to build a house in Hertfordshire?
It depends heavily on size and specification; see our dedicated cost guide. Plot cost is separate.
Do I need an architect and a builder?
With a design and build company, no. We handle design, planning, engineering and construction under one roof, which saves time and removes the gaps where things go wrong.
Can I be involved in the design?
Entirely. It’s your home; our job is to make your brief buildable and beautiful.
